Ann Arbor cleanouts split into three very different jobs, and the price gap between them is large.
The long-tenure family house
Burns Park, Lower Burns Park, Georgetown, Ann Arbor Hills. Owners who bought in the 1960s and 1970s and stayed. The house looks manageable on the main floor and the basement is forty years deep. These are the jobs where an appraiser is worth calling first, because mid-century furniture, tools and University memorabilia turn up regularly and are worth more than most families assume.
Expect a full day, two to three dump runs, and a genuine donation load.
The narrow-stair house
Old West Side, Water Hill, and much of the grid west of Main. Built between roughly 1890 and 1925, and the constraint is not volume, it is geometry. Interior staircases with a turn at the bottom, no walk-out basement, and street parking that may or may not put the truck within fifty feet of the door.
This is the single biggest reason an Ann Arbor quote comes in above a comparable Pittsfield or Saline quote for the same square footage. Access, not stuff.
The rental turnover
Near campus, and seasonal. Late April when leases end, and mid-August before the next ones start. Both weeks are the busiest of the year for every hauler in the county, and both weeks book out. If you own near campus, get on a schedule early rather than calling the Monday of move-out.
Local specifics that affect the job
- Parking. Downtown and near-campus streets often need a truck permit or at minimum a plan. Tell us the block and we will sort it before the day.
- Donation routing. Usable furniture, appliances and building materials go to local nonprofits rather than the transfer station. Ann Arbor has good options for this and the estate gets receipts.
- Household chemicals. Old paint, solvents, pesticides and pool chemicals are not household trash in Michigan. Washtenaw County runs a Home Toxics Center for residents, and that is the correct route. We flag them rather than quietly load them.
- Winter. A vacant Ann Arbor house between December and March is a frozen-pipe risk. If the estate will run past fall, keep heat on or winterize.

Ann Arbor has a real estate market that rewards an empty, photographed house. A listing shot with a full house sits, and every week it sits costs more than the cleanout did. If your realtor is telling you to clear it before photos, they are right.

Yes, and it changes the crew size rather than the approach. Houses west of Main from that era have staircases too tight for a two-person carry on large furniture, so pieces come apart or go out a window. We price that in at the walkthrough instead of discovering it on the day.
Can you turn a student rental between tenants?
Yes. Late April and mid-August are the crunch weeks in this town and they book out. If you own near campus, call two to three weeks ahead of your turn date, not two days.
