Western Washtenaw is a different kind of cleanout. Fewer houses, more buildings, and much longer occupancy.
Village houses
Chelsea and Dexter both have walkable older cores with houses that have often been in one family for decades. Deep lots, detached garages, basements that were finished at some point in the 1970s and never emptied since.
These run like a standard full-house job, with the caveat that a detached garage on a deep lot is frequently the biggest single space on the property.
Farmsteads
Lima, Sylvan, Dexter, Webster and Lyndon Townships. A farmstead cleanout is a multi-building job: house, barn, equipment shed, corn crib, sometimes a second house. Accumulation here is generational rather than personal, which changes both the volume and the value.
Before anything leaves a farm property, three things are worth a look:
- Hand tools and shop equipment. Consistently undervalued by families and consistently worth money.
- Barn wood and hardware. Reclaimed material has a market. It is not scrap.
- Farm equipment. An auction usually beats a haul-away, even accounting for the wait.
We will tell you when we think you should call someone else first. That costs us the job and it is still the right answer.
What we do not do out here
Structural demolition. Emptying a barn is a cleanout. Taking a barn down is a licensed trade with different insurance, and we will refer it rather than attempt it.
Local specifics that affect the job
- Drive time is real. Every load is a round trip to the transfer station. From the western townships that adds up, and it belongs in the quote openly.
- Well and septic. On rural parcels, do not let anything get poured down a drain during a cleanout. Chemicals go to the county’s household hazardous waste route.
- Winter access. An unplowed quarter-mile drive stops a loaded truck. Between December and March, tell us about the driveway.
- Old fuel. Farm properties frequently have gas cans, diesel, and sometimes a buried or above-ground fuel tank. Tanks are a specialty removal, not a cleanout item.

There is a barn. Do you do barns?
We clear the contents. We do not demolish the structure, which is a licensed trade. A century farm barn is also worth having someone look at before it is emptied, because reclaimed barn wood, hardware and hand tools carry real value.
Is it more expensive out here?
Somewhat, and the honest reason is drive time. Every load is a round trip, and from Chelsea or Lima Township that is meaningfully longer than from Pittsfield. We state it rather than bury it.
